The southwest Austin area known as Barton Creek covers such a large area and is broken into so many smaller neighborhoods that it is difficult to describe its precise boundaries.

In general, it is near the intersection of Highway 2244 (Bee Caves Road) and Loop 360 (Capital of Texas Highway). Bee Caves Road/2244 can be considered its northern border and Southwest Parkway can be considered its western boundary.

It is contained in MLS Areas W and 8W in zip codes 78733, 78735, and 78746.

Barton Creek is an exclusive, high-end housing development of mostly new construction based primarily around the Barton Creek greenbelt and the Barton Creek Country Club. Roughly twenty minutes from downtown Austin, it affords plenty of luxury for its residents both through the enormity of most of its homes and through the amenities of the local Club/Spa.

Homebuyers looking to purchase real estate in Barton Creek have plenty of areas to choose from—there are more than a dozen neighborhoods falling under the “Barton Creek” name in the area, most of them gated. The Neighborhoods at Barton Creek, The Terraces, The Ridge, Watersmark, The Woods and The Fairways are just a few, each with their own style and personality.

What kind of houses and lots are in Barton Creek?

Most of the homes in Barton Creek are fairly new, though some date back as early as the late 1980s.

For the most part, buyers should expect homes which have high square footage—homes with fewer than 2,500 square feet are a rarity. Four and five bedroom homes in Barton Creek are much more common than three bedroom floor plans.

Lots in Barton Creek are among the city’s largest and most well-manicured. Starting at a minimum of around a quarter of an acre, some are larger than three acres.

The neighborhoods in Barton Creek are divided between Austin Independent School District and the Eanes Independent School District, depending on one’s precise location within the community.

Those served by Eanes ISD will attend Barton Creek Elementary, Forest Trail Elementary, West Ridge Middle School (all of which received Exemplary status in 2007 Texas Education Agency ratings), or Westlake High School (Which achieved Recognized status the same year).

Austin ISD students may attend Hill Elementary (Recognized status), O’Henry Middle School or Austin High School (both of which received Academically Acceptable status).
