Sweet Home South Austin

I live in South Austin and just love living there. I know there are many others that do too. When I hear people ask others, "so where do you live?" and if the response is not near downtown or South Austin, then you will hear the following, "Oh."  Now this is not a pretentious "oh," but more of an "I'm sorry you would ever have to live anywhere else-oh."

People that live in South Austin often get stereotyped things like the following: tree-hugger, hippies, and granola to name a few. The funny thing is, South Austinites are so laid back that we don't really care what people call us or think and quite frankly we love our trees.

From a professional real estate perspective, I think South Austin is great too.  Despite what is happening in other areas, South Austin has:
 
·      About 4.5 months of inventory--this is technically considered a seller's market.
 
·      Sellers are averaging about 97% of their list price and averaging roughly 57 days to sell. 
 
·      In Addition to a better than average residential market, the Commercial developments in Sunset Valley, Circle C, and the explosive South Park Meadows are continuing to grow and thrive. 
 
·      The South Austin location is hard to beat because even as far away as Slaughter you can get to downtown in 15 to 20 minutes via multiple routes.
 
Sure you can go up to Round Rock and get more house for your money, but you will have a 30-45 minute commute to downtown.  Also another thing to keep in mind when purchasing a house in Round Rock, the inventory is 2 months higher at 6.54 months.  Not only are Sellers are averaging about 96% of their sales price, but are also averaging around 81 days to sell.  Of course if you are coming from other parts of the country these numbers will sound like a dream plus they are on target with the Austin average as a whole. When you look at the whole picture, can't you honestly say that the numbers in South Austin are more attractive?   In Round Rock you will likely live on pretty rolling pasture lands without nearly the number of trees and when people ask where you live, you will get the "Oh."
 
So, if you are in the market to buy, I encourage you to come check out South Austin and see the difference.  South Austin may be your home sweet home too.
