Where is Downtown Austin?

Downtown Austin is represented by the MLS Area abbreviated Area DT. Not surprisingly, it is right in the middle of Austin"s….downtown, which is in the 78701 zip code.

The boundaries of downtown are: MLK Blvd. to the north, the Colorado River to the south, Interstate 35 to the east, and Lamar Boulevard to the west. This area contains almost all of the buildings comprising the Austin skyline as well as the Texas State Capital.

What is Downtown Austin like?

Downtown Austin has come into its own these past few years. Once an area where the streets were rolled up after business hours, the demand for higher density construction and loft living have made Downtown Austin into a community all its own, with an ever growing population.

The cost of Downtown Austin real estate is a limiting factor for many, but for those who can afford it, the term “downtown living” can mean dramatically different things to differently people. For many, it"s a way to stay connected with the urban core of the city and participate in the evolution of this area into a true “walking community.” For others, living in a Downtown Austin high-rise represents the opportunity to shed the extra responsibilities associated with the ownership of a standard home.

 

What kinds of places are there to live in Downtown Austin?

Opportunities to live in Downtown Austin are all but exclusive to the high-rises that have sprung up there over the course of the past several years. New ones are in development all the time, it seems. Though there are a few older, smaller units on the market at any given time, they are mostly associated with the student community at The University of Texas.

Most Downtown Austin homes including townhome-style, grand residences in high-end buildings, and lofts, have one focus in common – luxury!

What should I expect to spend for a home in Downtown Austin?

It"s next to impossible to nail down a reliable price range for Downtown Austin real estate. This is the case primarily because there is such a huge difference in the different types of homes available there.

While it is technically true that there are frequently units in the high-$100,000's and low-$200,000's on the market in area DT, those units are typically targeted more towards students at The University of Texas than at the usual downtown buyers.

Much more common are downtown condo and loft units in the range of $350,000 to $700,000. It is not at all uncommon for prices to spike to much higher levels than that. Large units in Downtown Austin can cost well over $3,000,000.

 

What's close to Downtown Austin? (Dining, shopping, entertainment, athletics)

Everything is close to Downtown Austin. That"s what makes it Downtown. The city"s best entertainment, dining, and boutiques are all nearby, as is Austin"s beloved Hike and Bike Trail around Lady Bird Lake (formerly Town Lake). Zilker Park and the famous spring-fed swimming pool, Barton Springs, are just a few minutes away.

Shopping, movie theaters, museums, and music venues are right in the heart of Downtown Austin, which is what makes it such an appealing place to call home.

What about the schools in Downtown Austin?

Students living in Downtown Austin are served by the Austin Independent School District. Depending on their exact location within the community and their ages, they may attend the following schools: Bryker Woods Elementary, Matthews Elementary, Pearce Middle School, O"Henry Middle School, or Austin High School.

In 2007 required Texas Education Agency Accountability Ratings, all of the above schools met or exceeded standards, with the exception of Pearce Middle School. Matthews Elementary, O"Henry Middle School, and Austin High School all received Academically Acceptable status, and Bryker Woods Elementary received Recognized status for its performance.
