Where is the Mueller subdivision?
The Mueller subdivision is in East Austin's MLS Area 3, in the 78723 zip code. It sits just east of Interstate 35, with the highway as its western edge, Airport Boulevard as its southern border, Manor Road as its eastern border, and East 51st Street as its northern boundary.
It is situated on the former site of Austin's Robert Mueller Airport, three miles from downtown Austin and two miles from The University of Texas.
Although other nearby developments are starting to adopt the name "Mueller," it refers primarily to the 710-acre area of land which was once occupied by the airport before it was relocated in 1999.

What is the Mueller subdivision like?
That is largely yet to be seen. The Mueller real estate development, as it is planned, is different than anything Austin has ever seen. It is frequently referred to as an "urban village." This mixed use development is intended to serve as a "new Central Austin" and to foster by example smarter development all over the country.
With plans on record to accommodate 10,000 new residents and provide 10,000 new permanent jobs, this combination of commercial and residential development is unlike anything in Austin. And, yet, with more than 140 acres and parks in the development plans, it appears that it will fit right in with the rest of the city.
In this "urban village", shopping, entertainment, dining, and opportunities for socializing will all be within walking distance from the new homes.
What kind of houses and lots are in Mueller?
Real estate in Mueller will be characterized by standard single family houses, townhouses, condos, yard houses, garden homes, apartments, and live/work dwellings all slated for construction, including 1,100 affordable homes.
The vast majority of these Mueller homes have yet to be built, and many parts of the project don't even have builders attached. The Mueller development is very much a work-in-progress.
One thing is for certain: homebuyers in the Mueller development will be purchasing some of the most innovative and state-of-the-art designs available in the state.
What should I expect to spend in Mueller?
The Mueller website lists the anticipated price structures of the future development, listing "affordable row houses" priced as low as $140,000, "yard houses" priced as low as $240,000, and garden court houses as low as $290,000. Prices only go up from there. At present, they appear to top-out at around $720,000 for a large, 3,700 square foot, four bedroom yard house.
What's nearby? (Dining, shopping, entertainment, athletics)
That's the beauty of the Mueller development project: Everything is nearby. Cafés, new hike and bike trails, the Dell Children's Hospital, and a tremendous amount of shopping and entertainment. For residents of the Mueller development, going out for the evening could mean little more than taking a stroll down the block to a locally-owned restaurant or to window shop among the boutiques and shops primed to fill the commercial space as quickly as it can be built.
For those wanting to spread their wings and leave the comforts of Mueller, there is a variety of options in every direction. Movies, malls, golf courses, bowling alleys, bars, museums, community gardens, the best restaurants, and shopping at Austin's finest stores can all be found within minutes from home.
