Where is Sendera?
Sendera is a neighborhood made up of two subdivisions—Sendera and Sendera South—in southwest Austin. Straddling Slaughter Lane just east of its intersection with Mopac Expressway, the Sendera neighborhood sits partly in MLS Area 10S, and partly in MLS Area SWE. What is Sendera like?
Sendera is a master-planned community with a neighborhood playground and swimming pool for all of its residents. Catering primarily to families, it is also home to every variety of other residents, including empty nesters, singles, and young couples.
It is a tidy and clean community that has maintained a feeling of newness, though development there has been concluded for years.
What kind of houses and lots are in Sendera?
Construction in Sendera began in 1997. The most recently–built homes there were completed in 2001.
Built on slab foundations, these homes share a lot in common with one another and with other newer houses in south Austin. Sendera homes are built of a combination of masonry (brick or stone) and frame/wood construction, and almost all have an attached two car garage.
The square footages of most of the homes fall between 1,700 and 2,500 square feet, with a few being slightly larger or smaller. Though there are no two bedroom floor plans in the Sendera neighborhood, both three and four bedroom houses can be purchased there.
What should I expect to spend for a house in Sendera?
Almost all real estate in the Sendera neighborhood is priced in the $200,000 to $300,000 range, with most houses falling in the lower part of that range.
At the time of this writing, the average Sold listing in Sendera is a three bedroom, two-and-a-half bathroom house with two living areas, a two car garage and 1,980 square feet, selling for $217,000 (roughly $111 per square foot).
Residents of Sendera homes have a mandatory Homeowner’s Association, at an expense of $33/month, which pays for the maintenance of the community pool and play area.
What's close to Sendera? (Dining, shopping, entertainment, athletics)
Because of its location, so close to the Mopac Expressway, Sendera is less than twenty minutes from downtown Austin, which means it is just minutes from all the interesting and fun things that Austinites love—great shopping, fine dining, museums, community gardens, swimming holes, live music, and a seemingly endless variety of options for nightlife and culture.
But Sendera residents are fortunate to be situated in a community all its own—South Austin. Thanks to tremendous development in recent years along both Slaughter Lane and William Cannon Lane to its north, residents of Sendera are close to a brand new Starbucks, HEB and Randalls grocery stores, Lifetime fitness, The Brick Oven Restaurant, Galaxy Café, Maudies Restaurant, Chase bank right across Mopac, Barton Creek Mall just a 15 minute drive north on Mopac and much more. All the benefits urban dwellers are now available to people residing in south Austin.
Those looking to enjoy the outdoors can use the community swimming and playground. Or, for those who aiming to venture beyond the boundaries of the immediate neighborhood, nearby hiking, biking, and running trails along the greenbelt create even more opportunities.
What about the schools in Sendera?
Students living in the Sendera Neighborhood may attend nearby Austin Independent School District schools. Depending on their ages, they will be served by Cowan Elementary, Covington Middle School, Bowie High School.
All three of them met 2007 Texas Education Agency accountability ratings. Covington Middle School and Bowie High School both received “Academically Acceptable” status, and Cowan exceeded standards, receiving “Recognized” status.
