Where is Shady Hollow?
Shady Hollow refers to an area in the MLS area SWE and the zip codes 78748 and 78739, south of Slaughter Lane on either side of Brodie Lane between Wyldwood Road to the north and Frate Barker Road to the south.
Though Shady Hollow real estate is actually located in one single subdivision in southwest Austin, with its own Homeowner’s Association, many of the surrounding subdivisions—operating under their own unique HOAs—use Shady Hollow in their names (e.g. Barker Ranch at Shady Hollow, Shady Hollow at Baurle Estate, Shady Hollow Estates, etc.). By association, these neighborhoods (and even a few that don’t use “Shady Hollow” in their names) have all come to be thought of under the general umbrella of Shady Hollow.

What is Shady Hollow like?
Shady Hollow has a private, comfortable setting which, while very family-oriented, is home to all types of residents: young couples, singles, families, and empty-nesters. The tree-lined streets and many community green spaces create the feeling of a much older neighborhood.
Particularly for a neighborhood as close to downtown Austin, the seclusion and relaxed atmosphere of Shady Hollow are unparalleled.
What kind of houses and lots are in Shady Hollow?
Although first established in the early 1980s, development has continued to the present day. In general, the houses and lots are large. Most Shady Hollow homes in the area have four bedroom floor plans, but three, five, and even six bedroom floor plans can be found. Home sites range, depending on the area, from standard .14 acre lots to a quarter-acre and even larger lots.
Most Shady Hollow area homes are combinations of masonry and frame, though many are constructed of all-masonry—usually brick or native stone. Two story homes are fairly standard, but one-story homes can also be found there.
What should I expect to spend for a house in Shady Hollow?
Recent Sold listings range from the low $200,000s for a three bedroom, two bath house with 1,728 square feet, built in the 1980s to the mid $400,000s for a five bedroom, three and a half bath house with almost 3,000 square feet of living space, built in the 1990s. Active Shady Hollow real estate listings are priced as high as the mid-$500,000s.
At the time of this writing (April 2008), the average sold in the past 90 days was a four bedroom, two and half bath house with 2,292 square feet, selling for right around $275,000. That’s $121 per square foot of living space.

Just a twenty minute drive from downtown Austin, Shady Hollow is close to all that Austinites love: Restaurants, Town Lake, Barton Springs, Austin’s sports arenas, and more.
Residents enjoy grocery shopping at an newly renovated Randall’s , dining at Maudies Tex-Mex, Brick Oven Restaurant, The Hip Galaxy café and a short drive to Cajun food at Evangeline Café. The new Southpark Meadows shopping at the corner of Slaughter and I-35 is within a 7 minute drive. Southpark Meadows is home to a beautiful movie theater, restaurants and shopping. Southpark Meadows is the largest retail development in the Austin Metro Area. Shady Hollow residents are teaming with enthusiasm over this much needed development. For parents, the schools are a big part of the draw of living in Shady Hollow. Students living in Shady Hollow may attend Baranoff Elementary, Bailey Middle School, or Bowie High School, all three of which exceeded minimum standards in 2007 Texas Education Agency ratings. Baranoff Elementary, under the direction of revered principal Linda Purvis, received Exemplary Status and both Bailey and Bowie received Recognized Status. Baranoff, Bailey and Bowie are a winning trio of sought after schools.
