Western Oaks is situated in what is known as South Austin, in what is known as MLS Area SWW and the 78749 zip code.

Just twenty minutes to downtown Austin, Western Oaks is bordered by the Mopac Expressway (Texas Highway Loop 1), which is a primary north-south Austin thoroughfare, and is a key to why so many commuters make their home in Western Oaks. The Western Oaks homes are located just north of the Circle C Ranch development, which is another popular suburban development.

Western Oaks can most easily be understood as the area just to the west of Mopac between William Cannon to the North and Slaughter Lane to the south.

What is Western Oaks like?

Occupying a tremendous amount of space and constructed over a period of several years (in several different sections), real estate in Western Oaks does not have the small, centralized, unified feel of some smaller local subdivisions. It is more accurately understood as a small community unto itself, divided into a number of small pockets.

Western Oaks is basically a suburban community within the Austin city limits, making it a good option for families or people who like the nearness of downtown and the separateness of a planned suburban community.

What kind of houses and lots are in Western Oaks?

First developed in the 1970s, construction has continued in Western Oaks in fits and starts ever since. As a result, homes from the 1970s, the 1980s, the 1990s, and even the 2000s can be found there.

Three and four bedroom houses are about equally common there, though five bedroom homes can also be found. Homes in Western Oaks almost always have attached two car garages and are built on slab foundations. Standard construction there is a mix between frame/wood elements and masonry (brick or stone).

What should I expect to spend for a house in Western Oaks?

Real estate prices in Western Oak range from the $200,000s to the $300,000s, with very few homes dipping into the high $100,000s or exceeding $400,000. Prices depend on condition of home, location of the home within the neighborhood and the size of the home and lot.

An average Sold listing at the time of this writing is a 1994-built, three bedroom, two-and-a-half bath house with two living areas, a two car garage, and 2,080 square feet of living space, selling for roughly $126 per square foot, $256,000.

Western Oaks is situated so close to the Mopac Expressway that downtown Austin itself is within easy reach—along with all the nightlife, music, history, culture, and fun for which is has become known.

But residents of Western Oaks needn’t travel to downtown to enjoy themselves. Due to tremendous commercial development on all sides, Western Oaks is not the relatively isolated community it was even a few years ago. Now, Starbucks Coffee, Target, H.E.B., 24 Hour Fitness, Gold’s Gym, banking, theaters, and plenty of dining options are within easy reach. Both Slaughter Lane and William Canon have seen consistent quality improvement and development that serves the nearby communities well.

Like almost all neighborhoods in Austin, the outdoors are a vital part of the community. Real estate in Western Oaks is built around the Latta Branch Greenbelt and the Dick Nichols Park, which residents use for swimming, playgrounds, etc. Hiking and running trails are also accessible from within the community, as is The Villages of Western Oaks Karst Preserve, an 18-acre preserve within the community from which a great cave system can be reached—including the Get Down Cave, Live Oak Cave, and the Millennium Cave.

What about the schools in Western Oaks?

Students residing in Western Oaks are served by Austin Independent School District Schools.
They may attend Mills Elementary, Patton Elementary, Small Middle School, Bowie High School, or Austin High School depending on their ages and precise location within the community.

In required 2007 Texas Education Agency ratings, all of the schools listed met standards, achieving the following statuses: Mills Elementary (Exemplary status), Patton Elementary (Academically Acceptable status), Small Middle School (Recognized status), Bowie High School, and Austin High School (both Academically Acceptable status).
